Red tiled roof with twin dormers

Roof repair or replacement?

A leak or a damaged tile raises an obvious question: does the roof need a local repair or more substantial work? The useful answer starts with the roof's condition and the cause of the problem, then a clear explanation of the options.

Discuss the options for your roof

Tell AB Roofing Specialists your postcode, the problem you have noticed and any earlier work. Ask about the assessment and the information needed to discuss a suitable scope.

01 /

Start with the problem you have noticed

Make a short record of the affected room, when the problem began and whether it changes after rain. Include any earlier repair paperwork and photographs you already have. Give the roofer these observations without deciding in advance which part of the roof must be at fault.

If water is coming in now

02 /

Ask for an explanation of the condition

Ask what was inspected, what could not be inspected and how the proposed work relates to the fault. Photographs can make an explanation easier to follow, but they should be accompanied by a description of what each view shows. If a recommendation changes after closer investigation, ask which finding changed it.

03 /

When a repair may be the right option

An isolated slipped tile or a defect at a flashing can be repairable without renewing the whole covering. Ask whether the surrounding roof is suitable for the proposed repair and which problem it is intended to address. A useful repair quotation defines the affected area instead of simply promising to 'fix the roof'.

When to discuss replacement

If renewal is recommended, ask how much of the roof is affected and what evidence supports that scope. Find out whether the proposal covers the roof covering alone or also other layers, timber and roof details. Ask which alternatives were considered and why the recommendation is preferable for this particular roof.

Compare the whole scope, not just the total

A local repair and a replacement are different purchases, so their headline totals do not provide a fair comparison by themselves. Look at access, the area included, the work beneath the covering, exclusions and what each option leaves in place. If repeated repairs are part of the concern, bring the previous records and ask whether the new proposal addresses the same fault or a different one.

Consider the property and the paperwork

For an older home, discuss retaining sound original roof features and seek advice appropriate to the building. Before agreeing changes, check any planning, listed-building or building-control requirements for the actual proposal. Ask who will handle the required process and which documents you will receive at completion.

Tell AB Roofing Specialists your postcode, the problem you have noticed and any earlier work. Ask about the assessment and the information needed to discuss a suitable scope.

01

Does a roof leak mean I need a new roof?

Pitched roof and valley detail

No: some leaks relate to repairable faults, including slipped coverings or junction details. An assessment is needed to establish the cause and whether a local repair is suitable for the surrounding roof.

02

Is the age of a roof enough to decide?

Red tiled roof with dormers

Age is useful background, but it does not explain the condition of every part of the roof. Ask for a recommendation based on the inspected condition, the specific defect and the proposed scope.

03

What if the same area has already been repaired?

Show the roofer the earlier scope, dates and any photographs. Ask whether the present problem relates to the same fault and what the new work would do differently, rather than assuming another identical patch is the answer.

04

Can sound slates or roof details be retained?

Discuss this when the options are prepared, particularly on an older property. Historic England encourages retaining appropriate sound historic roof fabric; suitability and any permissions still need checking for the individual building.

05

Should I climb up to check before asking for help?

Terraced roof with scaffolding access

No. Send existing photographs or views taken safely from ground level and leave close roof inspection to a competent contractor.

06

What should I ask for if repair and replacement are both offered?

Ask for a written explanation of each option's area, work, exclusions and terms. Use the same questions for both so you can see what is being retained, renewed or left for a later decision.
