What affects roof replacement costs?
A roof replacement price is only useful when you know what is being replaced and what the quote includes. Roof size, layout, material specification, access and the condition found during the work all need to be considered for the particular property. This guide helps Manchester homeowners understand those cost variables and ask for a written proposal that can be compared fairly.

Discuss the scope of your roof replacement
Tell us which part of the roof you are considering replacing and what has prompted the enquiry. Use the roof replacement page to start the conversation, then ask for a written scope that explains the options, included work and any assessment still needed.
1. Define the area and the extent of replacement
Ask the roofer to identify which roof slopes or flat-roof areas are included and how the area has been measured. A simple roof, one with several changes of direction, and one with numerous junctions are different scopes to price. Check how chimneys, valleys, rooflights, extensions and adjoining roofs are dealt with in the proposal, including any elements being retained. The wording should make clear whether replacement means renewing the covering, renewing specified layers beneath it, or carrying out additional structural work.
2. Compare the roof specification, not just the covering
A pitched roof specification can include battens, underlay, fixings, ventilation and ridge or verge components as well as the visible tiles. Ask for the proposed products to be named and for their suitability for the roof to be explained; manufacturers publish requirements such as permitted pitch, headlap and covering weight. For a flat roof, request a written description of the proposed build-up and the details included at edges, outlets and junctions. A list of suitable options, with a separate price and scope for each, is more useful than assuming every covering can be substituted on the same terms.

3. Clarify assumptions about the existing roof
Ask what the inspection has established about the roof beneath the covering and which areas remain uninspected. The quote should identify any confirmed repairs to the structure or supporting layers, alongside any allowances for work that can only be assessed after stripping. Request an explanation of how unexpected findings will be photographed or otherwise recorded, priced and agreed with you. Where an allowance is included, check what it covers and what happens if the final requirement is greater or smaller.
4. Include access, removal and protection in the comparison
Roof work requires planned, safe access under HSE guidance. Ask how scaffolding or other equipment, deliveries, stripping and waste removal will be managed at your property. Confirm whether the quoted price includes those items and how any pavement access, restricted storage space or neighbouring-property access will be addressed. The written plan should also explain temporary weather protection, the expected programme and how changes to the programme will be communicated.
5. Confirm approval and insulation requirements early
GOV.UK says replacement of pitched and flat roof coverings may need Building Regulations approval, so confirm the route for the proposed work before agreeing the scope. Depending on the project, energy-efficiency requirements can also affect the work to an existing roof; ask what assessment has been made and whether any required insulation work is included. Confirm who will deal with the relevant applications or notifications, inspections, fees and completion documents. Planning permission is separate, and a listed property needs an additional consent check for work affecting its special interest.

6. Check the total and the terms behind it
A comparable written quote should state the measured scope, specified products, access, removal, included repairs, exclusions and VAT treatment. Ask for any optional work and provisional allowances to be shown separately, with the payment schedule and a clear process for agreeing changes. If a guarantee is offered, check who provides it, what work or products it covers, its duration, exclusions and any conditions you must meet. Compare the complete proposal and the evidence supporting it before using the headline total to choose between contractors.

Questions before
you enquire
Tell us which part of the roof you are considering replacing and what has prompted the enquiry. Use the roof replacement page to start the conversation, then ask for a written scope that explains the options, included work and any assessment still needed.
01Can a price per square metre tell me the full replacement cost?
+

It can describe part of a proposal, but it does not tell you whether access, detailed junctions, removal, approvals or work beneath the covering are included. Ask which measured area and which items the rate covers, then obtain the full project total. Compare rates only where the underlying scope and specification are equivalent.
02Does re-roofing include replacing the roof structure?
+

Do not rely on the label alone: ask the roofer to list the parts being removed, retained and replaced. The proposal may concern the roof covering and supporting layers, with structural work priced separately if it is required. Your written scope should make that boundary clear before work starts.
03Can existing tiles or slates be reused?
+

Ask whether reuse has been assessed for the particular materials and proposed roof specification. If it is offered, the quote should explain the selection process, the allowance for replacements and how the finished appearance will be addressed. Avoid treating reuse as a guaranteed saving before those assumptions and any extra handling have been priced.
04Will roof replacement include an insulation upgrade?
+

It should not be assumed either way: ask whether the proposed work triggers energy-efficiency requirements and what the roof assessment shows. Approved Document L contains guidance on renovating and replacing thermal elements, with requirements depending on the scope and circumstances. Confirm the applicable requirements with the project adviser or building control body and check whether the necessary work is included in the quote.

05Does a longer guarantee make one quote better value?
+

Compare the actual terms before comparing the number of years. Ask whether the offer covers products, workmanship or both, who is responsible for a claim, and what exclusions or conditions apply. The duration on its own does not explain what assistance would be available if a problem arose.
06What should I resolve before accepting a replacement quote?
+

Resolve the scope, product specification, access, approvals, disposal, payment stages and any areas where further assessment is needed. Ask how extra work will be evidenced and priced, and confirm that changes will be agreed before they are undertaken. Our roofing quote checklist provides a useful prompt for that conversation.
