A roofing quote checklist
A useful roofing quotation should help you understand what you are buying and what is left out. Use these questions before agreeing work, whether the proposal is a small repair or a complete roof replacement.

Discuss a clear scope for your roof
Tell AB Roofing Specialists your postcode and the work or problem you want to discuss. Use this checklist to ask about the proposed scope, quotation arrangements and any questions you want answered before deciding.
1. Define the work and the roof area
Ask the contractor to describe the fault or purpose of the work, the roof area included and the proposed repair or renewal. Read the exclusions alongside the scope, so items such as decoration or unrelated roofline work are not assumed to be included. If two quotations describe different work, ask for clarification before comparing their totals.
2. Identify the proposed materials and details
Ask which covering and relevant roof details are proposed, and why they suit this roof. Where a product or system is specified, request its name and relevant manufacturer information rather than relying on a broad label such as 'rubber roof' or 'new tiles'. Ask which existing parts will remain and how they relate to the proposed work.

3. Understand access and protection
Ask how the contractor will reach the work and protect occupants, visitors and the area below. The quotation should make clear whether access equipment is included and what you need to arrange around the property. Do not offer to provide unsafe access or remove a safety measure to reduce the price.
4. Clarify the price, payments and changes
Check whether the document is a quotation or an estimate, what the stated amount includes and the VAT position where relevant. Agree payment stages and what each payment relates to before work starts. Ask how hidden damage or extra work would be recorded, priced and approved, rather than leaving that discussion until an unexpected item appears.
5. Check permissions and completion documents
Roof covering replacement can require building regulations approval, which is separate from planning permission. Ask whether the proposed work needs either process and who will handle it; where the position is unclear, check with the relevant authority or building-control body. Agree which applicable completion records will be handed over.
6. Read the terms and know who to contact
Ask for the contractor's written terms, contact details and the arrangements for reporting a concern after completion. If guarantees or warranties are offered, check who provides them, the work covered, the duration and the exclusions. A workmanship promise, a manufacturer warranty and an insurance-backed policy are different documents; check the actual terms rather than treating a headline duration as complete cover.

Questions before
you enquire
Tell AB Roofing Specialists your postcode and the work or problem you want to discuss. Use this checklist to ask about the proposed scope, quotation arrangements and any questions you want answered before deciding.
01Is the cheapest quotation automatically the best choice?
+

No: first check that the scope, materials, access and terms are comparable. Consider how clearly the contractor explains the work and answers your questions alongside the amount.
02What is the difference between an estimate and a quotation?
+

Ask the contractor to explain how their document is intended to work, including any assumptions or allowances. Refurbishment findings can change the scope, so agree how a revised amount would be discussed and authorised.
03Should I pay a deposit?
+

Agree the payment arrangement in writing before paying. Ask what each payment covers and how any change would be handled.
04Does an insurance-backed guarantee cover everything?
+

No guarantee or policy should be assumed to cover every event. Read the provider's wording, covered work, exclusions and any claim conditions or excess, and ask whether that particular cover is included or costs extra.

05How do I check a claimed trade membership?
+

Use the issuing organisation's own current records and match the business details. A badge on a website should be checked rather than treated as independent proof on its own.

06What if I cannot understand a part of the quotation?
+

Ask for an explanation or a revised written scope before you agree. Mark the unanswered item and keep the response with the quotation so the agreed position is easy to refer to.
